当你有一笔额外的资金可以提前偿还贷款时,银行通常提供两种调整方式:减少月供,期限不变缩短还款期限,月供基本不变。两种策略的总利息节省效果差异明显,本工具帮你直观对比。

等额本息月供公式 月供 = P × r × (1+r)^n / [(1+r)^n - 1]
P = 剩余本金, r = 月利率, n = 剩余期数

缩短期限的推导:如果保持原月供 M 不变,偿还新本金 P',则新期数 n' 满足:M = P' × r × (1+r)^n' / [(1+r)^n' - 1]。通过代数变形,可解出 n' = ceil( log(M / (M - P' × r)) / log(1+r) )。

缩短期限为什么更省利息?

因为在相同的月供下,本金减少的速度更快,利息计算的基础(剩余本金)下降得更快。相比之下,减少月供虽然减轻了每月现金压力,但本金减少缓慢,银行收取利息的周期更长,总利息节省有限。

示例:剩余本金50万,年利率4.2%,剩余20年。若一次性还款5万元,选择缩短期限,利息可节省约8.9万元;若选择减少月供,仅节省约3.2万元。

提前还款需要支付违约金吗?

中国部分银行要求还款满1年后才可申请提前还款,且可能收取提前还款金额的1%-3%作为违约金。请查阅你的贷款合同或咨询银行。

我已经还了几年,提前还款还划算吗?

Which Saves More Interest: Lower Payment or Shorter Term?

When you make an extra payment on a loan, you typically have two options: reduce your monthly payment while keeping the same term or shorten the term while keeping the payment roughly the same. The latter usually saves significantly more total interest.

Monthly Payment Formula (Amortization) M = P × r × (1+r)^n / [(1+r)^n - 1]

Term shortening derivation: keeping M constant for a new lower principal P', the new term n' solves M = P' × r × (1+r)^n' / [(1+r)^n' - 1], which can be rearranged to n' = ceil( log(M / (M - P' × r)) / log(1+r) ).

Example

Remaining principal $100,000, rate 4.2%, 20 years, extra payment $10,000. Shortening the term saves about $8,900 in interest; reducing the payment saves only about $3,200.

Check your loan agreement. Some lenders charge a fee for early repayment, especially within the first few years.

Does it still make sense to pay off my mortgage early if I have a low rate?
